LOWER POTTSGROVE PA – Construction is under way on the Royal Farms convenience store and fueling station at 300 Armand Hammer Blvd. in Lower Pottsgrove Township, adjacent to A.D. Moyer Lumber.
Site work by Skippack-based H&K Group Inc. began several weeks ago. As of Tuesday (Oct. 29, 2024), a portion of the necessary ground excavation and grading was complete, and other earth-moving work was in progress onsite. Steel and a canopy over the project’s eight fuel pumps is already erected.
Chain link fencing surrounds the area to limit public access. Dump trucks and other equipment are entering it from a driveway on the lumber company’s north side.
For future traffic lanes and entrances, new concrete curbing has been poured in place for modified lanes and approaches to A.D. Moyer, Royal Farms, and any future tenants.
Still ahead are site completion, construction of the convenience store of more than 5,000 square feet, and installation of other facilities. Construction Journal estimates the project will cost about $2 million. An opening date for the store has yet to be announced.
Signs for Hiring; Advertising for Remaining Parcels
Signs posted on the fences report that Royal Farms is “now hiring” future employees, and recommends potential job candidates visit its website. The company’s careers webpage as of Tuesday lists no openings for the Lower Pottsgrove store, but does include job availabilities at companion Royal Farms stores in Collegeville, Douglassville, Harleysville, Norristown, and four other more distant locations.
Zommick McMahon, a commercial real estate firm in West Chester PA, currently is marketing the sale of other parcels at 300 Armand Hammer Blvd. Two are said to remain available: one of more than 1 acre with the “potential for drive-thru;” and the other of more than 2 acres. The firm invites prospective buyers to “join Royal Farms” at the site.
Prices for the parcels’ sale or lease are “negotiable,” its advertising states.
The location, also according to the advertising, benefits from:
- High daily traffic counts;
- “Great visibility and access from Route 422;”
- “Strong neighboring tenants” in the form of Home Depot and the Aldi supermarket, both on the west side of the boulevard in Lower Pottsgrove; and
- “Co-tenancy with (the) brand new Royal Farms Convenience Store.”
